Choosing the right agent is probably the most important part when you have a property to let or are maybe considering buying a property for investment with a view to renting.
Brighton, Hove, and surrounding areas have a very healthy rental market and, therefore, a considerable number of agents have opened. Unfortunately, some of them have closed - leaving their tenants and landlords high, dry AND out of pocket. Alternatively, Estate Agents have started letting departments which are run as a side line.
Town & Country have been established since 1991, operating solely in managing and letting residential property. We only employ people with experience and knowledge of this specialist market. Our Landlords only deal with a Director or other senior company member who are dedicated to ensuring that their investment yields the highest possible return.
Town & Country offer a tailor made service designed to fit in with the requirements of individual Landlords. Whether it is just finding a tenant, letting and rent collection, or full management, the team at Town & Country will ensure that suitable, fully referenced tenants will be found in the shortest possible time. When existing tenants give notice or are coming to the end of a tenancy period, the property is automatically placed back on our listing to find replacements and, in the vast majority of cases, there is only short gap between lettings ensuring continuity of income.
In the case of full management, we will pay for all outgoings from rental income including general maintenance of the interior of the property, as and when required.
In the case of flats, we can also pay ground rent and maintenance/service charges levied by the Freeholder or Managing Agent. A monthly statement showing income and expenditure is issued for each property and income is transferred to the Landlords bank account by direct transfer (or a cheque can be sent if required).
Our fees are very straight forward and are; 10% + VAT for our Fully Managed service, 8% + VAT for Rent Collection.

Check out: £100 + VAT
Inventory / Schedule of Condition: £75 - £100 + VAT depending on size of property
A minimum of one months rent is taken from tenants and held in a separate client account. We are members of the National Approved Lettings Scheme and, as such, are required to hold Client Money Protection Insurance ensuring that your and your tenants money is 100% safe. We are also memebers of Safe Agents and the Ombudsman Services: Property redress scheme.
